A brochure answers a different question from the one an investor is asking. So the area was assessed before any development was considered, every purchase option — including the one the client brought — was held to the same standard, and the headline return was tested against what comparable units actually earn.

The headline return

Developer marketing reviewed across 30+ developments

A headline rental return of around 12% is repeated across multiple unrelated developments. We treat it as a marketing estimate until it has been tested against independent market data.

Gross is not what you keep

Once the costs an absentee owner actually carries are taken off, the return an owner keeps is materially lower than the one in the brochure. The report never mixes the two.

Withheld

The return validation itself: how it was built, what comparable units earn in each area, the local picture around the proposed unit, the named comparables and their pricing, and what the developer’s own track record showed.
